Two developers have filed plans to replace a house turned into an insurance office with a five-story, 23-unit apartment building at 1428 Dorchester Ave., near Adams Street.
Plans by Timothy Longden and Edward Ahern show just two parking spaces – which they say could be used for a shared-vehicle program. They said the minimal parking would help reduce construction costs on a site that is a six-minute walk to the Fields Corner T stop.
“By nearly eliminating on-site parking entirely, the project reduces construction costs and maximizes the developable area for housing and open space. The decision reflects the site’s exceptional transit access and abundant nearby amenities – including multiple grocery stores,restaurants, healthcare facilities, and schools – all within a comfortable walking radius.”
Four of the units – the required 17% – would be rented as affordable, according to the filing with the Boston Planning Department.
The building would require zoning variances, including one because of its height:
“The building incorporates upper-floor setbacks and varied facade treatments – including barnwood vertical siding, eggshell white panel siding, black fiber cement panels, and grey panel siding – to create visual interest and break down the perceived mass.”
The two purchased the lot for $1.27 million in April.
