BRA board approves Ashmont Tire mixed-use project

The Boston Redevelopment Authority’s board of directors last week green-lighted a developer’s plan to build $40 million mixed-use building on Dorchester Avenue.

The so-called Ashmont TOD 2 project – proposed by Trinity Development, Inc. – will rise six stories above what is now Ashmont Tire at 1961-1981 Dorchester Ave. The 106,606-square-foot building will include 4,000 square feet of retail space on the ground floor, with 87 units of housing on the five floors above.

According to the BRA, the housing will include a mix of studio, one-, two-, and three-bedroom apartments. The top floor will house 17 loft style units, and a small 1,400 square foot roof deck will be available to residents.

“Given its proximity to public transit, the developers were able to lower the parking ratio to approximately .4 spaces per residential unit, which is consistent with the city of Boston’s standards for such developments,” the BRA said in a statement issued last week.

Trinity is the same company that built that Carruth, a building across the avenue that houses a mix of residential and commercial uses and was built on what was once an MBTA parking lot for the adjacent Ashmont station. The new project will result in an estimated 72 construction jobs, according to the BRA.
