Fields Corner civic group applauds bakery proposal

The Fields Corner Civic Association considered proposals for two neighborhood developments at their monthly meeting on Tuesday night, paving the way to an opening for an Asian-inspired bakery while waiting on more information on a mixed-use building on a small Dorchester Avenue lot.

Peter Om and Eric Ly plan to open their cafe/bakery, the Coco Leaf, at 1480 Dorchester Ave near the T station.  Om, a classically trained chef, said he has a deep love of French pastries, and plans to put an Asian spin on them for a sit-down, 40-seat cafe that’s “certainly unique and I think will be a great fit for the neighborhood.”

The owners plan to open at 6 a.m. each day for the morning commuter crowd, and close at 9 p.m. Monday through Saturday, and at 6 p.m. on Sundays.

Om said they have leased the space and are starting construction, with the expectation of opening in late October or early November. After receiving approval from the civic group, Om said they will seek a common victuallers license from the city. The civic group voted unanimously to write a letter of approval for the project.

Hiep Chu, a longtime resident just outside of Fields Corner, introduced a proposal for a 4,619-square foot lot at 1403 Dorchester Ave that would hold a structure with a total of 13,700 square feet of residential and retail space – about 815 square feet of ground floor retail space under four floors containing nine residential units.

Under the city’s inclusionary development policy guidelines, one of the units would be designated affordable housing.

Given the property’s proximity to the Red Line, developers are asking for neighborhood approval to waive the parking space minimum, which would require about 14 spots. Developers are planning for seven total spaces, four regular and three compact.

No vote was taken on the proposal, pending the team bringing more detail as planning moves along.
