A developer wants to build a 16-unit condo project on a 22,670-square-foot site next to Garvey Playground in Neponset, according to documents filed with the city’s Planning Department last week.
The proposal, from Adnan Salam, calls for three new residential buildings at 25 Tolman St., 25R Tolman St., and 995 Morrissey Blvd. Plans include a six-unit multifamily building facing Tolman Street, a three-unit townhouse building behind it, and seven additional townhouses along the Morrissey Boulevard side of the property.
All units would be offered for sale with a mix of one studio, one single-bedroom apartment, four two-bedroom
apartments, and ten three-bedroom townhouses. The project would also provide 16 parking spaces, one for each unit, according to the filing.
Vehicles would enter the development from Morrissey Boulevard and travel along a one-way internal driveway before exiting onto Tolman Street. Six covered spaces would serve the multifamily building, while each townhouse would have its own garage.
The development team says the layout is intended to keep parking and service activity largely within the site and limit impacts on the surrounding streets.
The property currently includes a single-family house at 25 Tolman St., which would be demolished, and an adjoining undeveloped parcel extending toward Morrissey Boulevard. A tree survey included with the application identified 44 trees on and around the site, including 14 on the property.
A public comment period is scheduled to remain open through Thurs., Sept. 3. No public meetings have yet been announced. Read more at bostonplans.org
