Viet-Aid is cleared to build a four-story, mixed use development on Bowdoin Street, after the proposal passed the Boston Planning and Development Board (BPDA) at its March meeting.

The building at 191-195 Bowdoin St. will include 41 residential units and a 6,057-square foot commercial retail space, with the Dorchester Community Food Co-op noted as a potential retail tenant. Also included in the plan are 46 parking spaces.

All 41 units are proposed as affordable -- 11 to households earning up to 30 percent of area median income (AMI), 30 units to households earning up to at 60 percent AMI. Five units will also be designated as homeless set-aside units, according to a BPDA release.

The apartments will include 13 one-bedroom units, 23 two-bedroom units, and 5 three-bedroom units.

Viet-Aid’s project, comprising 49,597 square feet, would provide about 60 construction jobs and cost $18,700,000. Construction is expected to begin in 2018.

At the March meeting, the BPDA board also gave the green light to a new school building at the Brooke Charter High School site in Mattapan. The 95,000-square foot building would accommodate about 780 students in grades eight through 12, according to the BPDA.Core and specialty classrooms, a gymnasium, a cafeteria, an auditorium, administrative spaces, and various support spaces are planned for the structure, along with outdoor educational space, a garden area, approximately 60 off-street parking spaces and loading/circulation areas.
