The Zoning Board of Appeal last Tuesday (July 8) approved a developer’s plans for a 6-story, 45-unit apartment building on a parcel that stretches from Massachusetts Avenue to Boston Street in Edward Everett Square.
Developer Doug George’s plans for 1274 Massachusetts Ave. include eight affordable apartments. Also: First-floor retail space and 25 parking spaces in an underground garage. In a filing with the Boston Planning Department, he said access to the parking would be via a ramp at nearby 1258 Massachusetts Ave., which he previously had built.
The retail space triggered one of the variances George needed because “general retail” is forbidden in the lot’s zoning. His attorney, George Morancy, offered that “general retail” is meant for larger, chain-like stores, not the under-1,000-square-foot space George’s building would have.
The development also needed variances for, among other things, its height and overall size, as well as the fact that the zoning for the lot forbids multi-family residential uses.
